Hotel asset management
Hotel asset management
Asset management is not reading the monthly pack. It is knowing what the pack should have said, and being able to prove the difference.
The decision
The three questions this engagement answers
Is the operator underperforming, or is the market?
These need opposite responses and the operator benefits from the confusion. We separate market movement from operator contribution using competitive-set indexing before anyone is accused or excused.
Is this capex necessary, or is it brand standard?
Refurbishment cycles are the largest discretionary spend in an owned hotel. We test each proposed capital item against return and against the brand’s actual requirement, not the area manager’s preference.
Does the budget protect the owner’s return?
An operator’s budget optimises for the operator’s fee base and its own overheads. An owner’s budget optimises for NOI and asset life. They are not the same document.
Deliverables
What you get
- Monthly owner report: performance against budget, against the comp set and against last year, with variance explained rather than merely stated.
- Budget and reforecast review, including the operator overheads that hide in payroll, central services and shared-cost allocations.
- Capex programme oversight: justification, priority, cost and timing of every item above an agreed threshold.
- Contract compliance monitoring against the HMA — fee calculations checked line by line, not accepted from the operator’s system.
- A quarterly owner review pack and attendance at owner meetings, so the conversation is between prepared parties.
- A running issues log, so that a performance or compliance failure accumulates evidence that can be used at renewal or termination.

How it runs
Stages, timing and output
| Stage | Duration | Output |
|---|---|---|
| 1. Asset review | Weeks 1–3 | A baseline of what the asset earns now, what the contract entitles the owner to, and where the two have drifted apart. |
| 2. Reporting set-up | Week 4 | The owner report and capex gate agreed with the operator, so the rhythm is contractual rather than ad hoc. |
| 3. Monthly cycle | Ongoing | Review, challenge, document. Every query answered in writing in the operator’s own numbers. |
| 4. Quarterly owner review | Ongoing | A prepared owner in the room, with an agenda we set from the issues log. |
Fees
Fixed fee, agreed in writing before work starts.
Quoted after a scoping call, based on the asset, the number of counterparties and the evidence available. No hourly billing, no success fee, and no commission from any operator or brand. Smaller assignments have a separate fixed-fee product.
- Independent No operator commission, no referral fees, no brand relationship that pays us. The absence of that fee is why the advice can be blunt.
- Twenty years in the region Asset-level experience with hotel groups and investors, including business development and asset management roles in Saudi Arabia and the Gulf.
- Published method We publish our method, our HMA framework and our calculator — including the limits of each, not only the benefits.
Questions owners ask
Questions owners ask before engaging
We already have an operator. Why do we need an asset manager?
The operator manages the hotel; nobody in that arrangement manages your investment unless you do. The asset manager is the party whose only incentive is the owner’s return — and who reads the fee calculation before it is paid.
Can you work with our finance team rather than replace it?
Yes. Most owners have competent finance people without hotel-specific benchmarks. We supply the benchmarks and the contract interpretation; your team keeps the ledger.
What size of asset does this make sense for?
Where the annual fee leakage, capex or performance gap is likely to exceed the cost of the oversight. For a single small asset that is sometimes not the case, and we will say so rather than take a mandate.
How is this different from the Owner’s Brief?
The Owner’s Brief is a fixed-fee monthly report for owners who want a disciplined read on their operator without a full mandate. Asset management adds the capex oversight, contract enforcement and meeting representation.
