One-time engagement — Owner-side only
Your operator’s report was written by the operator. We read it with the owner’s eyes.
A two-page memo that tells you what the monthly report doesn’t — and what those gaps may be costing you every month.
Credited in full against your first month of the Owner’s Brief if you subscribe within 30 days.
Why this exists
In a market where the rate is falling faster than occupancy, what you don’t know is the most expensive line on your P&L.
Saudi hotel occupancy reached 51% in Q2 2026 while the average daily rate fell 12.4% year-on-year, with new rooms still entering the market. In that environment, the difference between a managed hotel and a well-watched hotel is measured in thousands of riyals a month. The operator’s report is the document you rely on — and it is written by the party whose fees it protects. This engagement fixes that imbalance for the price of a single month’s variance.
How it works
What you send (that’s all)
- The last three monthly reports from your operator
- Your latest financial statements, if you have them
- Nothing else. No bank access, no PMS access, no data room.
What you receive
- A two-page memo, in Arabic or English, within 5 business days
- A two-minute voice note on WhatsApp that sums it up in three sentences
- One follow-up call included, so you can challenge anything in it
The five missing numbers
The KPIs a professional owner would demand — GOP margin, TRevPAR, channel cost, flow-through, cash conversion — that your report quietly omits.
What the report isn’t telling you
Narrative gaps, presentation choices, and the questions the report is structured to avoid.
The money
An estimate, in riyals per month, of what these gaps may be costing you — quantified, not implied.
Two or three immediate actions
Specific, quantified and assignable — you can hand each one to the operator the same day.
A straight recommendation
Including an honest answer to the question: is there anything here worth watching monthly?
The five days
From your reports to a signed-off memo in one working week.
Receive & verify
We read the three reports end to end and list what is present, what is absent and what is presented in a way that deserves a second look.
Benchmark
Your numbers against GASTAT and city market data, against cost norms, and against what a 30–100 key hotel should deliver.
Draft & quantify
The two-page memo is written, and every gap is priced in riyals per month.
Deliver
PDF memo by email, plus a two-minute Arabic voice note on WhatsApp with the three sentences that matter.
Your P&L stays yours.
These documents are the most sensitive papers your hotel produces. The engagement is built around that fact.
- We sign an NDA on request — before you send anything.
- Your documents are used only to produce the memo, and deleted 30 days after delivery unless you instruct us to keep them.
- Nothing is shared with any operator, brand, or third party. Ever. Handling is consistent with the Saudi Personal Data Protection Law (PDPL).

Questions owners actually ask
Why pay SAR 2,500 to review a report I already receive free?
Because the report is written by the operator, for the operator: it measures what the operator wants measured. The fee buys the owner-side reading — what is missing, what the presentation hides, and what the gaps may cost you monthly. If the memo finds nothing, that certainty is worth the fee too; owners rarely get to hear "your operator is doing fine" from someone who doesn’t work for the operator.
My operator is a respected international brand. Is this awkward?
It shouldn’t be. Strong operators are used to being accountable to professional owners — budget approvals, variance questions, action tracking. The memo gives you that language. Most operator relationships improve when the owner starts asking precise questions.
What if I disagree with the memo?
Then we discuss it — the follow-up call exists for exactly that. Every number in the memo is traceable to your documents or to a cited market source, so disagreements become decisions rather than opinions.
Is this an audit in the legal or accounting sense?
No. It is a commercial review of the performance reporting you receive, from the owner’s side. It is not a regulated audit, not a valuation, and not legal advice.
Do you take over managing my hotel afterwards?
Never. We are owner-side only and we don’t operate hotels. If the memo shows you need monthly oversight, the Owner’s Brief is the lightest way to get it — and the SAR 2,500 is credited in full if you subscribe within 30 days.
