Exit-readiness checklist: prepare your hotel before the buyer or the lender finds the weaknesses
Sale readiness starts one to three years before you need it. The checklist covers documented performance, the data room, the investment narrative, an owner-side read of the management agreement, and what a lender will attack in the financing.
What the checklist covers
Four parties examine the same asset.
The buyer
Reads term, termination and transition clauses first: can you sell the hotel without operator consent, or without a cost that follows the buyer?
The lender
Stress-tests coverage and break-even occupancy, and examines the operating record and budget history.
The data room
Contracts, licences, monthly reports, budgets and the capex record — complete and indexed before anyone asks.
The narrative
The asset story in numbers: what changes, what holds, and what is worth fixing this quarter rather than after signing.
