Mandate 01 · Feasibility & development
Master development feasibility — 11,000 rooms, Makkah.
Client type: master developer (undisclosed)
Project: Al Naseem hospitality master plan
Asset type: mixed-use hospitality master plan
Location: Makkah, Saudi Arabia
Problem: a hospitality component of exceptional scale — thousands of rooms across multiple plots — with no independently tested demand, product-mix, or phasing logic behind it.
Objective: establish whether the room count, product tiers, and phasing could be supported by Makkah religious-travel demand, and on what investment terms.
Approach: market and religious-travel demand analysis, competitive supply review, product-mix and key-count testing, phasing strategy, and investment-case modelling — underwritten as part of $900M+ of hotel feasibility work.
Deliverables: feasibility study, positioning and product-mix recommendations, phasing plan, and investment materials for internal decision-making.
Result: an evidence base the developer could defend to partners and lenders — and a product plan sized to demand rather than ambition.
Mandate 02 · Pre-opening
Operational readiness — 750-key branded hotel, Makkah.
Client type: hotel owner (undisclosed)
Asset: Park Inn by Radisson Makkah
Asset type: internationally branded hotel, 750 keys
Location: Makkah, Saudi Arabia
Problem: an opening date approaching with unresolved budgets, staffing plans, SOPs, and systems — the point where branded openings most often overrun.
Objective: reach opening day with operations, contracts, and cost base under the owner's control.
Approach: owner-side review of budgets, staffing and organisation, SOPs, procurement, and operator deliverables through the pre-opening runway.
Deliverables: readiness assessment, corrected budgets and staffing plans, systems checklist, and a controlled opening sequence.
Result: a 750-key international brand opened with the cost base and readiness documentation an owner can audit.
Mandate 03 · Operator strategy
Owner-side operator agreements — 15+ across KSA & MENA.
Client type: owners, developers, and family offices
Asset type: new-build and existing hotels under management and franchise agreements
Location: Saudi Arabia and the wider MENA region
Problem: operator proposals drafted on the operator's paper — fees, performance tests, and term rights that quietly transfer value from the owner for twenty years.
Objective: select the right operator and sign terms that protect the owner's returns.
Approach: structured search and RFP, operator scoring, benchmark-backed negotiation of fees, term, performance clauses and exit rights — 15+ agreements negotiated.
Deliverables: operator recommendation, negotiation strategy, and a signed HMA or franchise agreement the owner understands clause by clause.
Result: management agreements that start from the owner's returns — not the operator's.
